This company has been set up to acquire land in an area that has already been identified for having significant potential with a view to realising this potential through planning gain.
More importantly we will be seeking such sites which are capable of being assembled with adjoining sites with a view to providing a far larger plot to accommodate the development of brand new private gated communities. Land consolidation is an essential part of the process of obtaining planning permission. A more detailed description is detailed further down this document.
Due to the fact that these sites are owned by a multitude of owners we will be using our expertise in piecing these sites and owners together and therefore the process will take a period of time to materialise.
However, we have recently managed to successfully obtain the first piece of land totalling some 120,000 sq metres and this will provide the platform for this venture. We are also confident of increasing on this size in the forthcoming months. Once we have amassed the optimum size of land which we believe to be approximately 600,000 sq metres we would then approach the local authority to prepare a mutually acceptable development scheme and submit the appropriate planning application. In fact we have already consulted the local authorities who have provisionally indicated that they approve of the strategy. After succeeding in our planning we would begin approaching a number of the larger reputable developers and offer our scheme to them.
Due to the complexities of buying from many different owners and planning queries and the size of the scheme we would anticipate a period of about 3 years for this project to reach this stage, although he projected gains on the land values will more than compensate for this.
